If you want to buy a new construction home built by Hearthstone or Celebrity Homes, having representation from a Realtor will not increase your purchase price.
Hearthstone and Celebrity Homes do not have separate pricing for buyers with Realtors or buyers without Realtors. They figured out long ago that they were getting 50% of their business from Realtors. So they have built into their prices a “Referral” fee to give the Real Estate agent representing a buyer who buys from them. Thus, they make more money when you buy their home without a Realtor, but they don’t give you a discount.
The catch is they require the buyer to have their Realtor to be present upon the first visit when the buyer registers their name with Hearthstone/Celebrity.
If you go into Hearthstone/Celebrity thinking you just want to look around and you won’t give them your name then that is fine. Just remember they make more money when you don’t have a Realtor, so they will be pushing very hard to get your information. After that, you can roam freely without concern of not being represented when buying one of their homes.
